The definition of a GRANT ranges from program to program but there are several very important concepts you should be aware of before you consider the assistance of a GRANT program to purchase your home.

Knowledgeable Realtor Associate

You should work closely with a Realtor Associate that is knowledgeable about these grant program. You could rest assured that despite the continuously changing regulations of these grants, Gautier Realtors will stay on top of the requirements so that you could take full advantage of the benefits available through your tax dollars.

Lien on Your Property

You should understand that these grant programs are designed to help stabilize neighborhoods and families within particular communities. Therefore in order to prevent investors and/or speculators from using tax dollars to "flip" houses, the grant program places a lien on the property for 3 or 5 years. This is to assure that these funds go to the designated families: First Time Home Buyers.

First Time Home Buyer Workshops

Most grant programs require a 2 to 4 hours training in order to complete the grant program. The content of the workshops is designed to help First Time Home Buyers with the challenges faced by homeowners. This may include but is not limited to household budget, credit review, pre/post purchase individual counseling, etc. The ultimate goal is to help you - the First Time Home Buyer - feel at ease with the purchase process so that you could enjoy the pleasures of being a financially responsible homeowner.

Income Limitations

There are limitations on the maximum income a family should be earning in order to qualify for these grants. Please consult the grant program representative to obtain a written guideline about this particular issue.
